December 2019 Newsletter

A Message From The President:

As we have moved in to Fall/Winter your Cascades Park HOA will remain dedicated to ensuring our community remains safe and prosperous. Your board will continue to promote the guiding principles: (1) sense of community, (2) safety and security, (3) fiscal discipline, (4) adherence to governing documentation, and (5) maintenance of property values. Winter/Spring Highlights

The 2019 Annual Meeting was held in September 2019.The community elected:• Kevin Weltens, President• AJ Glascock, Vice President• Heidi Lathrop, Treasurer• Stefan Giede, Secretary• Teresa Barth, Member at Large


Community Events and Updates

The board along with community volunteers hosted our third annual Halloween Social in October and it was another wonderful success. Your recreational committee has planned a Wreath Making event for adults to be held on December 3. There are 2 time slots available and both require an RSVP as space is limited, RSVP to hlathrop@cascadespark.com by November 30.


Thank you to all that volunteered and participated in events in 2019. We will be looking for volunteers in 2020 as we host additional events. Please let us know if you would like to help! These events are a great way to meet your neighbors and learn more about your community.


The board is finalizing proposals for the repaving of the townhouse streets to occur early next year. Plans are approved and work will begin for the installation of walk path lighting along Victoria Station and Blossom Drive.


As we move through winter please drive carefully through the neighborhood as school is back in session. Our snow contractors are lined up to push snow through the townhouse sections, and VDOT will plow throughout the single-family homes. Please keep streets clear when snow is going to fall as it helps in the pushing of snow.


2020 Budget & Dues

In October of 2019, the 2020 budget was adopted. Monthly fees are:• Single Family Homes – $86.00• Townhomes – $102.00


The budget for 2020 represents a continuation of services and required savings for the community including but not limited to snow removal for the townhome area, grounds maintenance, pool services, community events, and the annual summer bash. The Board continues to manage the overall community improvement via a 5 year plan. As needed, professional services are consulted to provide guidance and advice.


Architectural Submission Form

Now is the time to perform maintenance to your home exterior and landscape. The covenants guidelines and architectural submission form are available on the Resident Resources page. This form will need to be completed and approved prior to the modifications listed in the Cascades Park handbook.


Groundskeeping Contracts

Genesis Landscapes will continue to provide landscaping services within the community. Snow removal for winter 2019 in the townhomes will be performed by Fairfax Paving in the townhome community during the winter season. *As a reminder, snowplowing for the single family homes is provided by VDOT.Parking


Enforcement

A reminder for all residents within Cascades Park HOA to be mindful and educated about our community parking policies. Campers, Recreational Vehicles (RV’s), Trailers, Commercial Vehicles and Boats are prohibited within Cascades Park. Ticketing and towing will be strictly enforced through the HOA and LCSO. A full list of parking restrictions can be found within the community handbook on the Resident Resources page.


Safety and Security

As school is in season please be alert for children. Your board also encourages you to reach out to SFMC for issues around building and grounds issues. We are also all responsible for keeping Cascades Park a great place to live! So if you see destruction of property or suspicious activity, please call the Loudoun County sheriff at 703-777-1021.


Fiscal Discipline

The Board continues to manage total assets of approximately $1.3 million while fully funding our reserves. While still early in the year, we are on track to meet our current 2019 budget, including expenses driven by snow removal.


Adherence To Governing Documentation

Updated handbook can be found under Resident Resources. If you need a printed copy of the handbook, please contact SFMC for further details.


Maintenance of Property Values

The Board has begun the 20 year plan within the community. Items recently replaced or refreshed are the two tot lots, the pool clubhouse bathrooms and the metal fencing around the pool. As a homeowner you share the responsibility for taking personal steps to maintain and increase property values for homeowners. Roofs, mailboxes, driveways and yards must be maintained all year long. SFMC will continue its review of homes throughout the year and notices will be delivered if a property is found to require action.
